hi am NOT familiar with programming so kindly excuse my poor I.T. language….. Am looking for a real estate database software.

A property web-based database, (1)for my self to display the properties owners info and remarks ect...(2)and to be used on the net for clients without displaying properties owners info (3)which can be custom-built for quick or detailed property searches / filters, such as … location ….and/or…. Price… and/or…. Bedrooms……and/or…photos…a... so on…(4) and that uses my already existing Microsoft Excel data.

My present Microsoft Excel database workbook consists of 7 sheets for a total of 50,000 properties and few hundreds of contact persons clients, contractors, notaries etc ….

I also know about the ACT! by Sage Premium for Real Estate 2006 and am willing to purchase it if it can be synchronized with the database am requesting …

kindly guide me to make the best buy.

You'd be best off hiring someone to custom build such an application. You'll be unlikely to find an off-the-shelf solution that will suit your needs without a heavy amount of programming knowledge.

The scope of your project too meet all your requirements will most likely require a custom database and website.



There are a few routes in order to do this.. but all of them would require a professional to assist you.



1. Microsoft 2003 web server, SQL Server, ASP coded back end.

2. Linux Server Hosted, MySQL, PHP and start with php Realty script for code.

3. XP, Alpha-Five Web Server, custom design. ( new version soon to be released this year.)



You would need to contact some web design consulting groups for quotes. Expect $15,000 - $50,000 budget depending on what you really need it to do, compared to what may already be designed and just adjusted a bit to meet your needs.



Plus you need to consider hosting, bandwidth, security issues.



You can contact Omega Magnus if you are serious about spending some money. Otherwise - find a college kid to help you and learn as you go.



You can contact Sage with your request and get an ACT consultant group try to help.



I have a few clients on ACT, but no mortgage / real estate using the Real Estate version. Most clients use Calyx Point with something custom.

Once purchasing these it will still require setup and configuration.

Some of the topics required to install properly and get running are fairly advanced.



Do not pay more than a thousand dollars to have the package customized and set up.

Even that is very expensive depending on how much customization your solution requires.

Running it like it is out of the box might cost you 200 bucks.
